Major home systems have surprisingly short lifespans, but they tend to fail one at a time over years rather than all at once, which makes them easy to ignore until they break. A roof installed when you bought your house is already a third of the way through its life. The water heater you've never thought about is probably eight years into a twelve-year run. The HVAC system you assume is fine is closer to retirement than you'd guess.

Lifespans are based on InterNACHI's standard estimates, which are the same numbers home inspectors use during inspections. Your actual results depend heavily on installation quality, maintenance habits, and regional conditions. Treat the numbers as realistic ballparks, not guarantees.
Why does climate affect the result?
Coastal humidity accelerates corrosion on metal components, roofs, and HVAC equipment. Extreme heat shortens roof and exterior paint life. Extreme cold stresses pipes, foundations, and seals. Adjusting for your region produces more realistic numbers for your specific home.
What if I don't know the age of some components?
Use the home's age as a fallback for any component you can't date. Most major systems are original to the home unless a previous owner specifically upgraded them, which they would typically disclose during a sale.
Are these the costs to replace with the same quality, or to upgrade?
Same quality. Upgrading to higher-end materials, larger systems, or premium finishes will run higher than the estimates shown. Premium roofs, high-SEER HVAC systems, and luxury appliances can easily double the base numbers.
What's not included in this calculator?
Foundation work, structural repairs, sewer line replacement, septic systems, swimming pools, and cosmetic renovations. Those vary too dramatically by home to estimate well. This calculator focuses on the predictable, universal components every home has.
